The FERRERE team in Asunción, led by partner Carlos Codas and senior associate Pamela Lezcano, advised the fund administrator, Regional AFPISA, on the launch of its first investment fund, which is also the first publicly-traded real estate investment income fund registered in Paraguay.
This fund offers investors the opportunity to invest in corporate real estate without assuming the risks associated with acquisition.
On this transaction, FERRERE was responsible for drafting the fund’s internal rules, the offering memorandum and all the documents necessary for its structuring. In turn, FERRERE handled filing of the documents with the National Securities Commission and registration with the Asunción Securities Exchange.
The fund’s purpose is to invest in office buildings located in the corporate epicenter of Paraguay’s capital, which are already rented. The fund’s five-year target yield is between 7.25% and 7.75% annually. Fund earnings will be distributed to shareholders on an annual basis.
Another feature of the fund is that it was created jointly with EYDISA, a local company with vast experience in real estate developments.
Thus, FERRERE continues to position itself as leader in investment funds in Paraguay. Of the 17 funds publicly traded in the country, the firm has structured six, while the rest are spread among other law firms.
